The most important new openings in Los Cabos over the next two years are concentrated in three places. On the Pacific side, the St. Regis at Quivira, the new Oleada community with its Grand Hyatt, Conrad and Ernie Els links, and Tiger Woods’s Legacy Club at Diamante. On the Corridor, Soho House at Cabo del Sol, the recently opened Park Hyatt and a wave of new golf around Palmilla. On the East Cape, Casa Blake at Costa Palmas and, further out, a Delano.
This is our updated watch list as of late October 2026: fourteen resorts, clubs, courses and residential projects that are newly open, opening soon or under construction. Every date below comes from the brand, the developer or a reputable report, and we say which. In Los Cabos, opening dates are targets, so we will keep the Ones to Watch page current as each one moves.
Why a separate watch list
The first standard for a place on The Cabo 100 is consistency. A resort that opened last month has not had the chance to show it, however impressive the architecture. Rather than rank newcomers too early, we track them here, then consider the best of them for the main list once they have a season or two behind them.
We have also learned to be patient. Amanvari, Aman’s first property in Mexico, opened at Costa Palmas on 1 August 2026, years after it was first announced. It is now on the main list, and it is a useful reminder of how long the best projects here can take.
The Pacific side: the biggest change in a generation
The open-ocean coast north of Cabo San Lucas is where most of the new investment is landing.
St. Regis Los Cabos at Quivira
First announced in 2017, the St. Regis has been delayed many times. The Los Cabos Tourism Board listed it for late 2026 in July, and Mexico News Daily advised caution given its history. Plans call for 120 rooms, St. Regis residences, butler service, a spa and three signature restaurants, with Michelin-starred chef Carlos Gaytán leading the culinary programme. It would give Quivira its first international luxury hotel.
Oleada: Grand Hyatt, Conrad and Oleada Golf Links
Oleada Pacific Living & Golf is an 860-acre oceanfront community about 15 minutes west of downtown Cabo San Lucas. Three projects matter most.
- Grand Hyatt Los Cabos: the first all-inclusive Grand Hyatt anywhere, with 301 rooms and suites, six pools, ten dining and drinking concepts and a spa with a temazcal. Hyatt has pointed to December 2026, and its booking system has been taking stays from early 2027.
- Oleada Golf Links: Ernie Els’s first course in Mexico, a 7,336-yard links-style layout along about a mile of beachfront. Preview play began in summer 2026 and the official opening is planned for November. It will open with limited public play before becoming private, with guest access for the two resorts.
- Conrad Los Cabos: a Legorreta-designed resort of 111 rooms, each with a private plunge pool, plus 21 suites and 43 residences. Hilton and Mexico News Daily give 2027.
The Legacy Club at Diamante
Tiger Woods’s third course at Diamante is fully grassed, and officials told Golf Digest they expect a spring 2027 opening. The Legacy Course is designed as an oasis, with five lakes, streams, waterfalls and dense planting inside a landscaped dune. The club is invitation-only and capped at 250 families who own in the Legacy Club enclave.
Rosewood Residences Old Lighthouse
Rosewood’s first standalone residential community covers 550 acres around El Faro Viejo, the 1905 lighthouse where the two seas meet. The first phase has 144 homes, with a Cliff House restaurant and bar, a Beach Club, a Wellbeing Center and access to a private Jack Nicklaus Signature course. Construction began in 2024, and no completion date has been published.
The Corridor: new clubs and a golf rebuild
Park Hyatt Los Cabos at Cabo del Sol
Mexico’s first Park Hyatt opened in December 2025, which makes it the one newcomer on this page that is already taking guests. Designed by Sordo Madaleno, it has 163 rooms, 88 of them suites, plus three villas, a beach club on the Sea of Cortez and a signature Levantine restaurant, Silán, scheduled for 2026. It opened in a soft phase, so we will consider it for the Stay list at the next annual review.
Soho House Los Cabos
Next door at Cabo del Sol, Soho House describes its second Mexican house as opening soon, and Mexico News Daily reported it was expected by November 2026. It will have 15 bedrooms, a 50-metre pool by a private beach, Cecconi’s Costiera, a cabaret bar, a mezcal bar and a full health club. Alongside it, Soho Residences Los Cabos will be the brand’s first residences anywhere. Access is for members.
SIRO Palmilla
Kerzner International, which runs One&Only Palmilla, is bringing its fitness and recovery brand SIRO to a hillside above the Palmilla Golf Club. Plans call for 120 keys and branded residences, including 14 villas. Kerzner announced a 2027 opening, and later updates have not set a firmer date.
Golf at Palmilla
Two projects are reshaping golf here. El Once, an 11-hole private par-3 course at Palmilla Reserve, will be the first in Los Cabos with two pins on every green; six holes are due later in 2026 and the full course by the end of 2027. Next door, the One&Only Palmilla Golf Club is being rebuilt by Fry/Straka, with the Mountain and Ocean nines due by the end of 2027 and the Arroyo nine by the end of 2028. The Ocean nine becomes a par-3 course and a short course.
San José del Cabo: Querencia becomes a two-course club
Tom Fazio’s second course at Querencia, Campo Alto, is the significant new golf near San José del Cabo. Mexico News Daily reported in October that the club planned a grand opening for members on 6 November 2026. Fazio has described a layout that climbs through hills, arroyos and ridges with coastal views, with more emphasis on the second shot than at Campo Bajo. Play is for resident members and their guests.
The East Cape: a village and a new brand
Casa Blake at Costa Palmas
Costa Palmas is adding a social centre to its Marina Village. Casa Blake, developed by Irongate Group and designed by architect Javier Sánchez of JSa Arquitectura, combines a hotel with residences from studios to four bedrooms, open-air terraces, restaurants and pools over the marina. Groundbreaking was planned for summer 2026, and no opening date has been published.
Delano East Cape
Ennismore’s Delano brand has confirmed a resort with 117 rooms, 60 residences, five restaurants and bars and a large spa on about 100 metres of East Cape beachfront. The target is 2029, which the company itself says could shift. It is the furthest-off project on our list.
What we left off, and why
Our list includes only projects with a confirmed brand or developer and published plans. Some names that circulate are not here. Quivira’s second Jack Nicklaus course was reported as suspended in 2025, and the Baja Bay Club on the East Cape was provisionally halted by Mexico’s environmental agency the same year over its proximity to Cabo Pulmo. Neither has a confirmed date, so we have left them out until there is real news.
The practical lesson for travellers is simple. Book a new opening only once reservations are live, and keep a refundable backup at an established resort.
What the pipeline means for owners
Many of these projects come with branded residences: St. Regis, Conrad, Park Hyatt, Soho, SIRO, Delano and Rosewood among them. New golf adds to the appeal of the private communities around it, and new hotels bring restaurants, services and flights that make the region easier to live in. For buyers, the pipeline is a reason to look closely at where new amenities are landing, from Oleada and Quivira on the Pacific to Palmilla on the Corridor and Costa Palmas on the East Cape.
