Kerzner's fitness and recovery hotel brand comes to the hills above Palmilla's golf course, near One&Only Palmilla.

Kerzner International is best known in Los Cabos for One&Only Palmilla, one of the defining resorts of the Corridor. Its next project here is something quite different. In April 2024 the company announced SIRO Palmilla, a hotel from its newer brand built around fitness, recovery and performance, with a 2027 opening. Later tourism board updates have listed it among the destination’s upcoming projects without a firmer date.

The concept

SIRO is designed for travellers who want to come home in better shape than they arrived. Kerzner describes the brand as combining a serious fitness club with recovery treatments, accommodations designed for sleep, nutrition-led dining and in-house wellness specialists. It is closer in spirit to a high-end training and recovery retreat than to a classic spa resort.

The setting

The hotel is part of Palmilla Reserve, a new master-planned area within Palmilla, and it is being developed by Fortem Capital. The site is on a hillside overlooking the Palmilla Golf Club, with views across the course to the ocean and the surrounding hills. Plans call for 120 keys and a cluster of SIRO-branded residences, 14 of them standalone villas.

Why it matters

Wellness in Los Cabos has mostly meant beautiful spas attached to beach resorts. SIRO offers a more structured, results-driven approach, which suits a growing number of visitors and second-home owners who build their stays around training, sleep and recovery. It also extends Palmilla, the Corridor’s oldest luxury address, into a new generation of hospitality.

For now, treat 2027 as the brand’s target rather than a promise. We will report on it as construction progresses, and compare it with the best of our Spa & Wellness list once it opens.
