One to watch
Delano East Cape
Ennismore's Delano brand heads to the quiet East Cape with a beachfront resort, branded residences and a large spa.
Delano is a lifestyle hotel brand with a strong design identity, and it is part of Ennismore, the lifestyle hospitality company majority-owned by Accor. In June 2025 Ennismore confirmed Delano East Cape as part of its growth in the Americas, with a target opening of 2029.
What is planned
The resort will sit on about 100 metres of beachfront on the Sea of Cortez coast of the East Cape. Plans call for 117 guest rooms and 60 branded residences, along with five restaurants and bars, event spaces and an expansive wellness centre and spa. The developer has not been named in the announcements we have read.
The East Cape context
The East Cape is the least developed part of Los Cabos, a coast of long beaches, fishing villages and desert running down to calm water. Its luxury offer has grown around Costa Palmas, home to the Four Seasons and Amanvari, Aman’s first property in Mexico. Delano would be a different kind of arrival: a brand known for social energy and design rather than seclusion.
Why it matters
A Delano on the East Cape signals that brands now see the region as more than a quiet retreat. That brings opportunity, and it also brings questions about scale on a coast whose appeal rests on space and nature. How the project handles that balance will be worth watching.
Reading the timeline
2029 is a distant target, and East Cape projects have a history of long timelines. Ennismore itself has described the date as a target that could shift. We include Delano East Cape because it is a confirmed brand signing with published plans, and we will update this page as the project moves from paper to construction.
