Casa Blake at Costa Palmas
A waterfront hotel and residences designed as the social heart of Costa Palmas' Marina Village on the East Cape.
Costa Palmas, the private resort community on the East Cape, already holds the Four Seasons, the new Amanvari and a busy marina on the Sea of Cortez. What it has lacked is a lively centre of its own. Casa Blake is meant to be that place: a hotel and residential building on the water’s edge of the Marina Village, described by Costa Palmas as the living room of the village.
Who is behind it
The project is developed by Irongate Group, the developer of Costa Palmas. In October 2025, Los Angeles contractor Build Group announced Casa Blake as its first project in Mexico, working with Mexican partner Grupo Hermosillo. The architect is Javier Sánchez of JSa Arquitectura. A January 2026 report said groundbreaking was planned for that summer. Costa Palmas has not published an opening date.
What to expect
Residences range from water-view studios to four-bedroom homes of about 535 to 2,500 square feet, with terraces over the water. The building is planned around layered open-air terraces, lounges and restaurants, pools looking over the marina and the sea, and a shaded central courtyard. A spa and fitness centre have also been reported.
The location is the point. Casa Blake sits a short walk from the Marina Village’s shops and restaurants, the Mozza restaurant, the Chiki nightclub, the Yacht Club and the beach and day clubs that already make up much of the community’s social life.
Why it matters
Most luxury real estate on the East Cape is built for seclusion. Casa Blake is a different proposition: smaller, lock-and-leave homes with a hotel’s services and a village on the doorstep. For buyers, it opens Costa Palmas to people who want the community without a large villa. For visitors, it promises a new place to stay with a more social character than its neighbours.
